House prices in Livorno
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Livorno, across the 18 zones with OMI property values (quotazioni OMI) for the 1st half of 2026, a home in normal condition is valued in a typical zone at about €1,525 to about €1,900/m².
The difference between zones is large. In C6, between Ardenza, Antignano Mare and piazza Mascagni, sale prices range from €2,200 to €2,500/m². In D10, between La Paduletta and Santo Stefano, they range from €1,200 to €1,700/m². If you are looking at an auction in one of these zones, use these values as a starting point to understand the picture, not as a final price.
In the OMI property values, the median rental value for the zones is €8.0/m² per month. In 2025, for the open-market 4+4 lease (contratto 4+4), the average rent is €7.2/m² per month, while for the agreed-rent 3+2 lease (contratto 3+2 / canone concordato) it is €5.6/m² per month. The 4+4 is the open-market lease, the 3+2 is the agreed-rent lease, with a rent agreed between the parties and encouraged by the tax system.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
