House prices in Lecce
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Lecce, in the central area, residential homes in normal condition are worth between €1,250 and €1,650/m², while in the outlying areas values drop to as low as €580/m². If you are looking at an auction in the city centre, the closest references are the Centro Storico (zone B3) and Piazza Mazzini (zone B4), both within the same range.
The OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for the first half of 2026 cover 18 zones of the municipality. They are zone averages, not the price of a single property, so the value of an auction should always be read together with the appraisal report (perizia).
The median of the minimum values is €1,000/m² and the median of the maximum values is €1,250/m². If you are evaluating an auction on the outskirts, such as in Settelacquare and Via Merine (zone D9), the range is €1,200-1,450/m². Along the coast, from Casalabate to Frigole (zone E20), it drops to €530-740/m². So compare the price with the range for your own zone, not with the citywide average.
For rentals, the reference figure is €5.1/m² per month, the median across the zones. The rents from contracts registered with the Italian Revenue Agency (Agenzia delle Entrate), that is the average rents of registered contracts, tell you more about the type of contract. In 2025, the 4+4 (the open-market lease) and the 3+2 (the agreed-rent lease, canone concordato) both stood at €5.3/m² per month, while the ordinary transitional lease was at €4.5. If you plan to rent out, the contract you choose changes the figure.
In the provincial capital, home sales over the last 4 quarters totalled 1,273, of which 334 were in the last quarter, and 43% were with a mortgage. The annual figure shows -4%. Source: Agenzia delle Entrate (OMI), provisional data.
Before making an offer, compare the price with the zone where the property is located and read all the documents carefully.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
