House prices in La Spezia

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In La Spezia a home in normal condition, according to the Italian Revenue Agency (Agenzia delle Entrate), usually sells for between €1,400 and €1,900/m²: these are the medians of the 13 zones with values in the 1st half of 2026. The range is wide, though. The lowest minimum is €800/m² in Fascia Collinare Est, and the highest maximum is €3,200/m² in Tramonti, roughly four times as much.

If you are looking at an auction, use these as a starting point. In zone B5, between Via dei Colli and Piazza Europa, the range runs from €1,950 to €2,800/m²; in B7, near the hospital, from €1,500 to €2,100. The comparison tells you whether the auction price is in line with the zone, not how much the property will actually be worth.

The centre is the most expensive area: on average the minimums reach €1,588/m² and the maximums €2,250. The outskirts and suburban areas are lower.

For rent, the central value of the OMI property value ranges is €7.2 per m² per month. The rents from registered contracts, that is the average rents of contracts registered with the Agenzia delle Entrate, indicate €7.2 for the 3+2 agreed-rent lease (canone concordato), €6.6 for the 4+4 open-market lease and €7.7 for the transitional lease.

The average declared income in 2024 is €27,195, according to the MEF. In the provincial capital, in the 2nd quarter of 2026 (provisional data from the Agenzia delle Entrate), home sales were 361, with 53% financed by a mortgage. Over the year, sales are down 1%.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
