In Frosinone, for homes in normal condition, the typical sale value ranges from about €780 to €1,020/m²: these are the median of the minimums and maximums of the 10 OMI zones for the 1st half of 2026. The OMI property values (quotazioni OMI) are the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every half-year zone by zone, in euros per square metre, with a minimum and a maximum. If you are looking at an auction, the first useful comparison is with the price range of the zone where the property is located.
Differences between zones are significant. The lowest minimum is €650/m² in zone B1, central, while the highest maximum is €1,700/m² in zone D3, peripheral, where villas and small villas are found along the Casilina. If you are looking for a decent apartment in B1, the range is €650-950/m²: if an auction starts well above that ceiling, ask yourself why.
Rents on contracts registered with the Italian Revenue Agency (Agenzia delle Entrate) in 2025 show €4.6 per m² per month for the 3+2 agreed-rent lease (canone concordato), €4.8 for the 4+4 open-market lease (on 242 homes), €5.0 for the transitional student lease and €5.5 for the ordinary transitional lease. The number of homes applies only to that type of contract.
It tells you how much people who live here earn on average, not how much a home costs.
In the provincial capital, over the last four quarters, there were 371 sales of homes, according to the Italian Revenue Agency (Agenzia delle Entrate) (OMI, provisional data). In the 2nd quarter of 2026 alone, there were 86 sales, with an annual change of -24%, and about 48% of sales used a mortgage.
