House prices in Forli'

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Forlì, across the 11 zones for which the Italian Revenue Agency (Agenzia delle Entrate) publishes values, the selling price of homes in normal condition ranges from a minimum of €1,150/m² to a maximum of €1,850/m². If you are looking for a home, the zone matters more than you might think.

The data on this page is from the 1st half of 2026.

The most expensive zone is C1, semi-central, between €1,600 and €1,850/m²: it includes Porta Schiavonia, Viale Vittorio Veneto, the Stazione and the Parco Urbano. The Centro Storico, zone B3, is slightly below, between €1,450 and €1,700/m². If you are looking at an auction in zone E4, between Villa Selva and San Leonardo, the reference value is between €1,150 and €1,500/m².

For rentals, the median central value across the zones is €5.1 per m² per month. Rents from registered contracts, that is the average rents registered with the Italian Revenue Agency (Agenzia delle Entrate) in 2025, show €7.1 per m² per month for the open-market 4+4 lease (642 homes) and €5.6 for the 3+2 agreed-rent lease (canone concordato) (776 homes). The 4+4 is the open-market lease (contratto 4+4), the 3+2 is the agreed-rent lease (contratto 3+2 / canone concordato), with a rent set according to agreement between the parties.

Before looking at them, compare the auction price with the OMI property values (quotazioni OMI) for the zone: it is only a starting point, not an estimate of the property.

Finally, income. In 2024 the 92,213 taxpayers of the municipality declared an average of €27,007, according to the MEF, Department of Finance (Dipartimento delle Finanze). Put it alongside the prices: it helps you understand how much a monthly instalment weighs compared with what the people living here earn.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
