In Florence the most expensive zone, the Centro Storico (B5), comes in at €5,600/m² for sale, while the cheapest, Peretola-Brozzi (D7), starts from €1,950/m². The ratio between these two extremes is about 2.9 times, so location weighs heavily. The OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for the 1st half of 2026 are the basis of this page.
Look at the bands. In the 5 central zones the average of the minimums is €3,480/m² and that of the maximums is €4,620/m². In the 14 peripheral zones it drops to about €2,396 and €3,207/m². If you find an auction in zone D6, Le Piagge, the sale reference is between €2,000 and €2,650/m²: use it as a point of comparison, not as a final price.
The 4+4 is the free-market lease (4+4 open-market lease), and in Florence the average rent is €13.9 per m² per month. The 3+2 is the agreed-rent lease (canone concordato), at €8.8. The transitional lease for students is at €8.9 and the ordinary transitional lease at €10.0. In the OMI property values (quotazioni OMI), the typical central rent value, that is the median of the zones, is €10.8 per m² per month. If you are evaluating a rental, always compare the type of contract before the price.
In the provincial capital there were 4,234 residential sales over the last 4 quarters and 1,092 in the most recent quarter, the 2nd quarter of 2026 (provisional data from the Agenzia delle Entrate, OMI). The annual change is -10%, and the share of purchases with a mortgage is 54%. To read prices, bear in mind that the average declared income is €31,941, according to the MEF for the year 2024.
Use the figures on this page as starting points for comparison, not as a verdict: the base price of an auction (prezzo base) alone does not tell you how much the property is really worth.
