House prices in Ferrara
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Ferrara the sale value ranges from €700/m² in the countryside to €1,900/m² in the historic centre: these are the two extremes of the 28 zones that the Italian Revenue Agency (Agenzia delle Entrate) (OMI) values in the 1st half of 2026. The OMI property values (quotazioni OMI) are the average values that the Agency publishes every six months zone by zone, in euro per square metre, with a minimum and a maximum, for homes in normal condition.
If you are looking at an auction in the centre, zone B4 (Città Entro le Mura) has a reference value between €1,650 and €1,900/m². Considering all the zones of the municipality, the median of the minimums is €890/m² and that of the maximums is €1,200/m². A median is the value that sits in the middle: half of the zones are below it, half above. It does not indicate the central zone of the city.
If you are thinking of renting, bear in mind that the rents in registered contracts are the average rents signed and registered with the Agenzia delle Entrate. In 2025, the 3+2 agreed-rent lease (canone concordato) is at €6.5 per m² per month and the 4+4 open-market lease at €8. The transitional lease for students is at €7.
In the provincial capital, sales over the last four quarters are 1,967, with 493 in the 2nd quarter of 2026 and a drop of 8% over the year (provisional data from the Agenzia delle Entrate). The share with a mortgage is 49%.
The average declared income is €28,688 in 2024, according to the MEF, across 101,838 taxpayers. Compare this figure with the starting price before making an offer. In 16 zones the Agency also publishes the value for excellent condition, useful if the property has already been renovated.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
