House prices in Crotone

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Crotone, in the central band (zone B4, Centro Cittadino), the sale value ranges from €920 to €1,250/m² for homes in normal condition. These are OMI property values (quotazioni OMI), meaning the average values the Italian Revenue Agency (Agenzia delle Entrate) publishes every six months zone by zone, in euros per square metre, minimum and maximum. These are the figures for the 1st half of 2026.

There are 11 zones with values. Half of the zones have a minimum below €770/m², and half have a minimum above it. The most expensive zone is D2, Strada per Capocolonna, with a maximum of €1,700/m². The cheapest is R3, Territorio Rurale Meridionale, with a minimum of €560/m². If you are looking at an auction on the outskirts, keep in mind that the five outlying zones have very different values from one another, so the exact street matters a great deal.

For rent, the reference figure is €3.5/m² per month, the median across the zones. Average rents on contracts registered with the Agenzia delle Entrate are similar for the main types: €4.4/m² per month for a 4+4 open-market lease, across 190 homes, and for a 3+2 agreed-rent lease (canone concordato), across 262 homes. For students, the transitional lease reaches €4.7/m² per month, but across only 55 homes.

In the provincial capital there were 487 home sales over the last four quarters, from the 3rd quarter of 2025 to the 2nd quarter of 2026. 41% of sales were made with a mortgage, and the annual change is 20%.

The average declared income is €21,089, across 33,470 taxpayers in 2024, according to the MEF, Dipartimento delle Finanze. This figure helps you understand how much the price weighs against a household budget. No zone reports the value for excellent condition: here the data cover only normal condition.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
