House prices in Cremona
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Cremona the historic centre is the most expensive area: in the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for the 1st half of 2026, homes sell there for between €1,350 and €1,550 per m². They are a starting point, not the final price of a home.
If you are looking at an auction in the city, compare the base price (prezzo base) with the price range (forchetta) of the zone where the property is located. The lowest value among the 14 zones with values is €700/m², in the agricultural zone; the highest is €1,550/m², in the historic centre. Half of the zones have a minimum below €975/m², and half have one above: it is an average reference, not a threshold. In 11 zones the Agency also publishes the value for homes in excellent condition, useful if the property has already been renovated.
If instead you want to rent, the figure to keep an eye on is the median rent: €6.0 per m² per month, that is, the central value of the price ranges across the zones. In the historic centre the range goes from €7.5 to €10.0 per m² per month. In the contracts registered with the Agenzia delle Entrate in 2025, the 3+2 agreed-rent lease (canone concordato), that is, the contract with agreed rent, stands at €6.4 per m² per month and is the most widespread type, with 1,127 homes. The 4+4 open-market lease stands at €6.2 per m² per month, with 557 homes.
To understand how much an instalment weighs on your budget, also look at income: according to the MEF, Dipartimento delle Finanze, the 54,275 taxpayers in the municipality declared an average of €29,499 in 2024.
In the provincial capital there were 1,108 home sales in the last four quarters, up to the 2nd quarter of 2026, and a mortgage was involved in 51% of cases (Agenzia delle Entrate – OMI, provisional data).

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
