House prices in Cosenza

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Cosenza, half of the OMI zones have a minimum below €700/m² and half have a maximum above €1,000/m². The highest maximum, €1,800/m², is about 5.3 times the lowest minimum, €340/m². These figures refer to the provincial capital, not the entire province.

The OMI property values (quotazioni OMI) of the first half of 2026 are the main reference. If you are looking at an auction in zone B3, the centre, the reference value is between €1,200 and €1,700/m². In zone C3, semi-central, the range rises to €1,250-1,800/m². In the Centro Storico, zone C2, it falls to €700-1,000/m². The auctions currently running in the municipality are listed below: compare the auction price with the range for the correct zone.

For rentals, the figures used are the rents from registered contracts, that is, the average rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate). In 2025, the free-market 4+4 open-market lease (contratto 4+4) stands at €4.1 per m² per month, while the 3+2 agreed-rent lease (canone concordato) is at €4.4 per m² per month. The transitional lease for students reaches €5.0. If you are assessing a rent, start from these values.

In the second quarter of 2026 the provincial capital recorded 217 home sales, and 746 over the last four quarters. The annual change is 28%.

To understand how much a monthly expense weighs, also look at income. In 2024, the 39,904 taxpayers of Cosenza declared an average of about €24,700 (source: MEF, Dipartimento delle Finanze).

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
