House prices in Como
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Como the price changes a lot from one area to another. The most expensive zone, B1 Città Murata, reaches up to €4,200/m² at most, while the least expensive, E1 Breccia-Rebbio-Prestino, starts from €1,250/m² at least. If you are looking at an auction in the city, this gap shows you how much location can weigh on value.
In the 1st half of 2026 there are 14 zones with values, and the median of the minimums is €1,625/m², that of the maximums €2,400/m². Use these figures as a starting point, not as a final price: at an auction the value may stay above or below the range.
In the centre the average of the minimums rises to €2,550/m², in the outskirts it falls to €1,525/m² and in the only suburban zone it is €1,250/m². If you are searching within a specific band, always compare its average with that of the others. Be careful of one more thing: the figure of €9.0/m² per month is the median of the OMI rental ranges, not an actual rent.
In 2025 they range from €10.2/m² per month for the 3+2 agreed-rent lease (canone concordato) up to €10.8 for the transitional lease. If you are renting, know that the 4+4 open-market lease comes to €10.4/m² per month, with 1,093 dwellings in the data.
The sales market is showing a decline: in the provincial capital there were 1,182 in the last 4 quarters and 303 in the 2nd quarter of 2026 (provisional data from the Italian Revenue Agency (Agenzia delle Entrate) – OMI), with an annual change of -10%. 47% concern purchases with a mortgage. The average declared income of the 59,582 taxpayers is €30,274 (year 2024, source MEF – Dipartimento delle Finanze), useful for getting an idea of your budget.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
