House prices in Chieti

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Chieti, the provincial capital, a home in normal condition can be worth between €600 and €1,300/m², depending on the zone. The highest value is in the Centro Storico (zone B1), from €880 to €1,300/m². The lowest is in the extra-urban and industrial zones, from €600/m² upwards. These are the OMI property values (quotazioni OMI) for the first half of 2026, i.e. the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every half-year zone by zone: euros per square metre, minimum and maximum, for residential properties in normal condition.

The most useful figure for understanding the market is the gap between the most expensive zone and the cheapest one: the highest maximum is about 2.2 times the lowest minimum. At the centre is the typical zone: the median of the nine zones runs from €700 to €1,000/m². If you are looking at an auction at Chieti Scalo (zone E4), the sale benchmark is between €840 and €1,250/m². If you are looking at an auction in the Espansione zone (C7), it is between €700 and €1,000/m². In none of the nine zones does the Agenzia also publish the value for excellent condition, so the comparison should always be made with normal condition.

For rentals, the figures used are the rents from registered contracts, i.e. the average rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate). In 2025, the 3+2 agreed-rent lease (canone concordato) stands at €4.6/m² per month (396 homes), the 4+4 open-market lease at €4.4 (80 homes), and the transitional lease for students at €6.1 (1,300 homes). The typical central value across the zones is €4.6/m² per month. If you want to rent out, bear in mind that registered contracts of different types differ greatly in number, so they should not be compared on an equal footing.

The average income declared to the MEF in 2024 is €24,945 for 35,059 taxpayers. It helps to put prices in perspective, but it does not tell you how much a mortgage will cost you.

According to the Agenzia delle Entrate (OMI, provisional data), the provincial capital recorded 633 home sales over the last four quarters. In the 2nd quarter of 2026 there were 156, a fall of 12% compared with a year earlier.

Compare the auction price with the price range for the property's zone, not with the average for Chieti.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
