In Cave, the OMI zones are three, one per band, and the sale value ranges from €850 to €1,350/m². The highest figure is for the Centro Abitato (zone B1), which reaches up to €1,350/m², while the lowest minimum, €850/m², is in Periferia (zone D1). The values in force are those of the 1st half of 2026.
If you are looking at an auction in the centre, the reference value is between €900 and €1,350/m²; if you are looking at an auction in the outskirts, it is between €850 and €1,250/m². The highest maximum is about 1.6 times the lowest minimum, so the comparison between two properties in different zones can change a lot.
For rentals, the median across the zones is €4.2 per m² per month, and the ranges by zone go from €3.5 to €5.8 per m² per month. They should not be confused with the rents of registered contracts, that is, the average rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate). In 2025, the free-market 4+4 (free-market contract of four years plus four) stands at €6.0 per m² per month on 69 homes. The 3+2 agreed-rent lease (canone concordato) is at €6.2 per m² per month, but on only 9 homes: few cases, to be read with caution. The transitional contract is at €4.0 on 32 homes.
The MEF reports for 2024 an average income of €21,798 across 6,904 taxpayers. For home sales, the data of the Italian Revenue Agency (OMI, provisional) cover the rest of the province of Rome: in the 2nd quarter of 2026 there were 5,401, and over the last four quarters 20,092. 51% is concluded with a mortgage. These are area figures, not those of the municipality alone.
Before forming an idea about one of them, compare the price with the values of the zone in which it is located.
