House prices in Catanzaro
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Catanzaro, across the 19 zones with values published by the Italian Revenue Agency (Agenzia delle Entrate), a home in normal condition ranges from a minimum of €540/m² to a maximum of €1,800/m². The data refers to the 1st half of 2026.
The OMI property values (quotazioni OMI) are the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every six months for each zone: euros per square metre, with a minimum and a maximum, referring to homes in normal condition. If you are looking at an auction in a zone, that range is the first point of reference, not the final price.
The central band is the most expensive: in the two central zones the average of the minimums is €1,125/m² and that of the maximums is €1,550/m². In the suburban and extra-urban zones the averages of the minimums drop to around €640 and €615/m². The median of the minimums, that is the value that sits midway between the zones, is €880/m².
For those renting, the reference figure is the median rent: €4.4 per m² per month. The rents on contracts registered with the Italian Revenue Agency (Agenzia delle Entrate), that is the average rents on registered contracts, vary with the type of contract: about €4.2 per m² per month with the 4+4 open-market lease (contratto 4+4), which is the free-market contract, and €4.6 with the 3+2 agreed-rent lease (contratto 3+2 / canone concordato), which is the agreed-rent contract. The transitional lease for students reaches €5.9.
In the provincial capital, home sales are 819 over the last four quarters and 229 in the 2nd quarter of 2026, provisional data from the Italian Revenue Agency (OMI). 40% of sales use a mortgage and the annual change is 6%. According to the MEF, the average declared income in 2024 is €24,649, across 52,379 taxpayers. What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
