In Capena, in the 1st half of 2026, one square metre of residential property in normal condition is valued between €900 and €1,550. These are the OMI property values (quotazioni OMI): the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every half-year zone by zone, with a minimum and a maximum in euros per square metre.
The municipality has three zones with values. The most expensive is zone E1, Colle del Fagiano - Espansione, suburban, between €1,050 and €1,550 per m². The cheapest is zone B1, Centro Abitato, with a minimum of €900 per m². If you are looking at an auction in one of these zones, the reference is the range for its zone, not a single figure for the whole town.
The zones are not far from one another. The median of the minimums is €1,000 per m² and the median of the maximums is €1,450 per m²: half of the zones sit below these values, half above. The maximum of the most expensive zone is 1.7 times the minimum of the cheapest zone.
For rents, the median across the zones of the central value is €6.4 per m² per month. In leases registered with the Italian Revenue Agency, the 2025 4+4 open-market lease averages €6.1 per m² per month across 105 properties, while the 2025 3+2 agreed-rent lease (canone concordato) averages €5.9 across only 7 properties. With such a small sample, read the agreed-rent figure with caution. The 2025 transitional lease averages €6.5 across 25 properties.
The sales you find in the data concern the rest of the province of Rome, not the municipality of Capena alone. In the 2nd quarter of 2026 there were 5,401 of them, and over the last 4 quarters 20,092, with 51% made with a mortgage and an annual change of 5%. The average declared income in 2024 is €23,051, across 7,062 taxpayers (source: MEF, Dipartimento delle Finanze). Use it as context, not as the price of a home.
