House prices in Brindisi
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Brindisi the price of a home varies a lot from one zone to another: the highest maximum reaches €1,550/m² (zone B5, Centrale), while the lowest minimum falls to €690/m² (zone E4, Tuturano, suburbana). These are the OMI property values for the 1st half of 2026, that is, the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every half-year for each zone, in euros per square metre, with a minimum and a maximum for homes in normal condition. The values cover 18 zones.
Looking at the bands, in the Centrale the average minimums are €1,057/m² and the average maximums are €1,333/m². In the Semicentrale they rise to €1,188 and €1,425. In the Periferica they fall to €947 and €1,114, and in the Suburbana to €750 and €947. If you are looking at an auction in a central zone, the reference is therefore around €1,057-€1,333/m², while in a suburban zone it is lower, between €750 and €947/m². In half of the zones the minimum is below €960/m², in the other half above; for the maximums the midpoint is €1,150/m².
Rents under contracts registered with the Italian Revenue Agency (Agenzia delle Entrate), that is, the average rents of the deposited contracts, range from €4.5 per m² per month for the 3+2 agreed-rent lease (canone concordato) to €5.1 for the transitional lease. The 4+4 open-market lease stands at €4.9. If you are renting out or looking for a home, bear in mind that the 4+4 is the open-market lease, while the 3+2 is the agreed-rent lease (canone concordato), and the two have different rules.
In the provincial capital, in the 2nd quarter of 2026 there were 279 sales of homes, and 927 over the last four quarters (provisional data from the Italian Revenue Agency, OMI). The annual change is 20%.
When you open one, compare the starting price with the values of the zone where the property is located.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
