House prices in Brescia
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Brescia, the price of a home in normal condition ranges from €1,250/m² in the cheapest zone (Folzano, zone E6, prezzo base is not applicable here) to €3,400/m² in the most expensive zone (B3, city centre). These are the values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every six months for each zone, known as OMI property values (quotazioni OMI): euro per square metre, with a minimum and a maximum, for homes in normal condition. The data here is from the 1st half of 2026.
Looking at the 23 zones with values, the median of the minimums is €1,500/m² and that of the maximums is €1,900/m². Half of the zones sit below these figures, half above. If you are looking at an auction in a central zone, the average reference lies between €2,100/m² (minimum) and €2,750/m² (maximum). In the outskirts you drop to about €1,456 and €1,925/m².
Rents follow a different logic. The median of the rental ranges is €7.4 per m² per month. The rents under registered contracts, that is, the average rents signed and registered with the Italian Revenue Agency (Agenzia delle Entrate), show that the 4+4 open-market lease (contratto libero) is at €8.1 per m² per month, while the 3+2 agreed-rent lease (canone concordato) is at €5.5. If you are evaluating a rent, the type of contract changes the figure a great deal.
The average declared income is €30,431 in 2024, according to the Ministry of Economy and Finance (MEF), across 147,519 taxpayers. Use it to understand how much a instalment weighs on a family's budget.
On the market, the Italian Revenue Agency (Agenzia delle Entrate) (OMI) reports for the 2nd quarter of 2026, provisional data, 714 sales of homes in the provincial capital, with a fall of about 11% year on year. The share with a mortgage is 58%. In the 23 zones there is also the value for excellent condition, so you can also compare a renovated home. The auctions currently under way in the municipality are listed below: before evaluating one, compare the auction price with these zone values and with your budget.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
