House prices in Bolzano .Bozen.

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Bolzano the price per square metre varies greatly from one zone to another. In the 1st half of 2026 the Italian Revenue Agency (Agenzia delle Entrate) publishes OMI property values (quotazioni OMI) for 13 zones: half have a minimum below €3,100/m² and half above, while the median of the maximums is €3,800/m². These are sale values for homes in normal condition, that is, euros per square metre, minimum and maximum, published zone by zone every half-year.

The most useful figure is the gap between zones. The most expensive, B4 (Dorf, Sant'Osvaldo e Santa Maddalena), reaches a maximum of €6,000/m²; the least expensive, R3 in the rural and wooded zone of Colle, starts from a minimum of €1,950/m². The ratio between the highest maximum and the lowest minimum is about 3.1. If you are looking at an auction in zone B5 (Gries), the OMI reference is between €4,700 and €5,500/m²; in zone C4 (Quartiere dei Piani) it is between €2,800 and €3,700/m².

In the rental contracts registered with the Italian Revenue Agency in 2025, on the other hand, the agreed-rent 3+2 lease (canone concordato) stands at €9.7 per square metre per month, the 4+4 open-market lease at €6.7 and the transitional lease for students at €6.5. These figures come from different sources, so compare them with caution.

The auctions currently running in the municipality are listed below: before making an offer, compare the auction price with the values for the property's zone and read the appraisal report (perizia) carefully.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
