In Bitritto, a home in normal condition, according to the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for the 1st half of 2026, has a median minimum of €900/m² and a median maximum of €1,250/m². There are four zones with values: two central, one peripheral and one suburban.
Differences between zones matter more than the average. The lowest value is €550/m² in zone B1, Nucleo Antico, for economy-type homes. The highest is €1,400/m² in zone B3, the area outside the Borgo Antico, for civil-type homes. If you are looking at an auction in the historic centre, first check which zone the property falls in, because the range changes a lot.
For those thinking of renting, the starting figure is the median rent of €3.6/m² per month. In 2025, the open-market 4+4 lease (contratto 4+4) recorded €5.2/m² per month across 69 homes, while the 3+2 agreed-rent lease (contratto 3+2, canone concordato) recorded €4.5/m² per month across 23 homes.
The average declared income of the 7,700 taxpayers in the municipality is €22,516 in 2024, according to MEF data from the Dipartimento delle Finanze. This figure helps you understand how much a monthly instalment weighs on a family's budget, but it does not say how much a home costs in the area.
Across the rest of the province of Bari, over the last four quarters up to the 2nd quarter of 2026, home sales were 12,960, with an annual change of -1% and a share with a mortgage of 49%, according to the Italian Revenue Agency (Agenzia delle Entrate) (OMI), provisional data. These are provincial figures, not municipal ones.
To read them, compare the auction price with the OMI range for the zone where the property is located: it tells you whether the figure is in line with the neighbourhood.
