House prices in Benevento

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Benevento the most useful figure is this: the sale value of a home in normal condition ranges from about €700 to about €1,550 per m², depending on the area. This comes from the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate), that is, the average values the Agency publishes every six months zone by zone, with minimum and maximum figures in euros per square metre. Those for the 1st half of 2026 cover 13 zones.

The OMI property values are not actual sale prices, but a point of reference. In the two central zones the average of the minimums is €925 per m², while in the two outer-urban zones it is €725. If you are looking at an auction in zone B3, the reference is between €1,050 and €1,550 per m². In zone R1 it drops to between €750 and €1,050. Always compare the property with its specific zone, not with the average for the city.

For rentals, the OMI uses the rents from registered contracts, that is, the average rents registered with the Italian Revenue Agency (Agenzia delle Entrate). The 4+4 is the open-market lease: €4.2 per m² per month. The 3+2 is the agreed-rent lease (canone concordato): €3.9 per m² per month. The median value across the zones is €4.3 per m² per month. If you are thinking of renting out, these figures give you an order of magnitude, not a guarantee of rent.

The average declared income in 2024 is about €24,203, according to data from the MEF (Ministry of Economy and Finance) covering 36,650 taxpayers. Set it alongside the prices per square metre to understand how much a mortgage instalment weighs on your budget.

The auctions currently running in the municipality are listed below, together with the data boxes. Before making an offer, read the appraisal report (perizia), check the zone and ask yourself whether the base price (prezzo base) holds up when compared with the OMI values.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
