House prices in Belluno

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Belluno the price per square metre varies a lot from one zone to another: in the 1st half of 2026 the cheapest zone starts from €810/m² and the most expensive reaches €1,750/m². If you are looking at an auction, the first step is to work out which band the property falls into.

There are nine zones with values. The central ones have, on average, minimums of €1,200/m² and maximums of €1,675/m²; the suburban ones drop to €878 and €1,225/m². The highest maximum, €1,750/m² in zone B1, is about 2.2 times the lowest minimum. No zone also publishes the value for excellent condition, so the ranges refer only to normal condition.

If you are thinking of renting, the reference figure is €4.8/m² per month: it is the median, across the zones, of the central value of the rental range. In zone B1 it goes from €6.0 to €9.0/m² per month, while in E5 Nord it goes from €3.1 to €4.6/m². In the rents of registered contracts, i.e. the average rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate), the 3+2 agreed-rent lease (canone concordato) is at €6.2/m² per month across 502 homes, the 4+4 open-market lease at €5.8 across 169 and the transitional lease at €5.2 across 148.

In the provincial capital, property sales over the last four quarters total 486, with 98 in the last quarter (2nd quarter 2026, provisional data). The annual change is -36%, and almost half of the transactions (49%) involve purchases with a mortgage. The average declared income in 2024 is €29,804, according to the MEF, across 28,801 taxpayers: useful for understanding how much a monthly instalment weighs on a local family's budget, but it says nothing about the value of a single property.

Before making an offer, compare the property's price with the band for its zone and with the reference values, and ask for an up-to-date appraisal report (perizia).

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
