In Arezzo, location makes almost all the difference. In the historic centre, zone B1, the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) range from €1,600 to €2,000/m², while in the cheapest zone, R4 in the high hills, the minimum drops to €900/m². Those for the 1st half of 2026 are the most recent.
To find your bearings, look at the bands. Half of the 18 zones with values start below €1,125/m² and half above, as the median of the minimum values shows. If an auction is in a semi-central zone, the average reference value lies between €1,360 and €1,730/m², according to the average of the zones in that band. In outlying zones the average of the maximum values drops to €1,450/m².
For rentals, the median rent across the zones is €4.5/m² per month. In contracts registered with the Italian Revenue Agency, i.e. the average registered rents, the 3+2 agreed-rent lease (canone concordato) stands at €5.9/m² per month and the 4+4 open-market lease at €5.8, with data from 2025. The 3+2 is the agreed-rent lease (canone concordato), the 4+4 the open-market one. If you are thinking of renting, the agreed-rent lease is the one with more registered homes.
In the 2nd quarter of 2026 there were 274, provisional data. The number is down 5% compared with a year earlier, and 53% of sales have a mortgage. The average declared income is €27,422, according to the MEF for the year 2024. If you are considering a mortgage, compare your situation with this average.
If the home you are interested in is renovated, look for the value for excellent condition: the Agency publishes it only in 12 zones.
