Via Malatesta 80, Velletri (Roma)

The appraisal report in brief

  1. Occupancy and title

«L'immobile risulta attualmente occupato dal proprietario debitore e dal proprio nucleo familiare.»

Quote from the report (Italian), page 7 ↗
  2. Planning and land-registry discrepancies

Single lot: the appraiser writes that there is no cadastral correspondence. The discrepancies concern the basement floor, where the cellar is divided into two rooms with an independent external access and the entrance staircase changes. The discrepancies must be regularised if compatible with the regulations, and then the cadastral update is carried out.

    «Non sussiste corrispondenza catastale.»

Quote from the report (Italian), page 5 ↗
  3. Unauthorised building works

Single lot: among the works not compliant with the building permit there is a small extension on the ground floor, less than 4% of the authorised surface area. The appraiser indicates that the discrepancies can be regularised with a late SCIA or a regularisation (sanatoria).

«Un piccolo ampliamento al piano terra, inferiore al 4% della superficie autorizzata»

Quote from the report (Italian), page 8 ↗
  4. Unauthorised building works

«costo spese tecniche e sanzioni per la regolarizzazione delle difformità riscontrate»

Quote from the report (Italian), page 10 ↗
  6. Regularisation costs

Single lot: the appraiser estimates a lump sum of €10,000.00 for upgrading the systems and regularising the discrepancies. The base price takes into account urban-planning regularisation costs of €13,000.00.

«costi per l’adeguamento degli impianti e per la regolarizzazione delle difformità riscontrate»

Quote from the report (Italian), page 10 ↗
  7. Restrictions and easements

Single lot: the appraiser writes that there are constraints and condominium (building owners' association) charges linked to the common parts and to the artesian well. The debtor does not state the amounts or the related charges.

«il proprietario debitore non specifica i relativi importi e oneri.»

Quote from the report (Italian), page 9 ↗
  8. Other

«non oggetto del presente pignoramento, che alla data della richiesta, risulta intestato alla SOCIETA' EUCA SRL.»

Quote from the report (Italian), page 11 ↗
  9. State of repair

Single lot: the basement floor is in rough condition, i.e. it is not finished.

    «Il piano seminterrato è al grezzo.»

Quote from the report (Italian), page 6 ↗

Costs and conditions to factor in

The items below are the general rules for this type of sale: the exact figures are in the notice linked at the bottom.

  • Deposit: 10% of the price offered (as the notice requires), paid by bank transfer before the auction
  • Balance of the price within the deadline set by the notice (at most 120 days from the award)
  • Registration tax or VAT as in a standard sale; plus the share of the sale delegate's fee for the transfer and the costs of registering the transfer decree
  • No commission to pay to the court or the seller. If you choose our assisted service, the fee is separate and we will tell you in writing before we start
  • Occupied by the debtor: the court-appointed custodian handles the vacating on the judge's order; allow a few months before you can move in

What you really need

  • Deposit (cauzione): €19,500 (10% of the minimum offer, as the notice requires) or €26,000 if you offer the base price
  • Registration tax (imposta di registro): €4,000 if it is your first home (prima casa) (2%, minimum €1,000) or €17,650 in other cases (9%, minimum €1,000), already including €100 of mortgage and cadastral taxes; if a company is selling, VAT may apply: the notice says so. If you buy as a private individual and the sale is not subject to VAT, you can ask for the tax to be calculated on the cadastral value instead of the price: often it is much less. Ask the sale delegate or the notary.
  • Share of the sale delegate's fee for the transfer (DM 227/2015), registration and change of ownership: approximately €1,000-€2,500
  • Indicative total budget starting from €195,000: approximately €200,000-€215,150
  • Estimate starting from the minimum offer: monthly instalment of about €669 with a 70% mortgage (€136,500) over 25 years at 3.3%; about €63,500 of savings needed: the 30% not covered by the mortgage (the deposit paid is part of it and is deducted from the price), the registration tax and the fees
  • These are estimates based on the general rules, not a quote: the exact figure depends on the notice, your tax situation and the bank.
