Quote from the report (Italian), page 4 ↗
  3. Restrictions and easements

Single lot. The land is burdened by a pedestrian and vehicular right of way 3.00 metres wide in favour of the neighbouring property, which limits full availability of the portion subject to it.

  4. Restrictions and easements

Single lot. The appraiser indicates a road setback strip affecting part of the land along the S.P. 66/a.

  5. Restrictions and easements

Single lot. The land is subject to a landscape constraint over the entire municipal territory, an airport constraint, a critical area under the Piano di Bacino del Fiume Tevere, and further landscape, archaeological and historic road protection constraints under the PTPR.

    «l'intero territorio comunale è sottoposto a vincolo paesaggistico»

Quote from the report (Italian), page 6 ↗
  6. Restrictions and easements

Single lot. The land falls within a critical area under the Piano di Bacino del Fiume Tevere.

«il terreno è ricompreso in “area critica” nell’ambito del Piano di Bacino del Fiume Tevere»

Quote from the report (Italian), page 6 ↗
  7. Occupancy and title

Single lot. The appraiser states the occupancy status as vacant.

    «Stato di occupazione Libero»

Quote from the report (Italian), page 12 ↗
  8. Other

Single lot. A prejudicial entry is registered against the property: a court act of the Court of Velletri dated 07/12/2023, which the appraiser considers relevant to the legal status of the asset.

    «atto giudiziario emesso in data 07/12/2023, repertorio n. 71»

Quote from the report (Italian), page 11 ↗
  9. Regularisation costs

Single lot. The appraiser makes a deduction of €3,000 from the residual agricultural value for the right-of-way easement, which brings the net value of that part to €32,000.

    «Arrotondato: € 3.000,00»
