From the notice: 1/2 share of full ownership of the residential apartment on the ground floor, consisting of a living-dining room with kitchenette, two bedrooms, bathroom, small storage room in a detached building and garden for exclusive use.

If this sale also has no bids (asta deserta), as a rule the judge can reduce the base price (prezzo base) by up to a quarter: at the next attempt it could start from around €36,112, with a minimum offer (offerta minima) of €27,084. This is the maximum allowed by law (art. 591 c.p.c.), not a forecast: the reduction is decided by the judge, and in the meantime the lot may be awarded to someone else.
