Parking space at auction in Via Carlo Fadda, Rome

Via Carlo Fadda, Roma

The appraisal report in brief

  1. Occupancy and title

The appraiser states that the Owner has not provided any deed of commitment relating to the parking spaces. This point concerns the parking spaces, therefore also those on Via Carlo Fadda.

«La Proprietà non ha fornito alcun atto d’obbligo relativo ai posti auto»

Quote from the report (Italian), page 15 ↗
  2. Unauthorised building works

The appraiser reports, on plot 610 (road), the presence of a scrapyard and car dismantling activity not shown in the legally approved plans. Otherwise he states that no building non-compliance is evident. This concerns plot 610, not the parking spaces of plot 677/704.

«si segnala la presenza sulla plla 610 di una deposito/attività di autodemolizioni»

Quote from the report (Italian), page 15 ↗
  3. Other

Single lot (parking space on Via Carlo Fadda): the appraiser states that the assets are fully owned by the indicated company, but has not verified its data. The appraiser has not verified the accuracy of the information provided by the Owner, except for the cadastral data.

«risultano di piena proprietà della società Gruppo»

Quote from the report (Italian), page 10 ↗
  4. Other

The appraiser declares that he has not verified the accuracy of the information provided by the Owner, except for the cadastral data strictly relevant to the valuation. No direct measurements were taken on the property.

«senza obbligo alcuno dell’accertamento della veridicità delle informazioni acquisite dalla Proprietà»

Quote from the report (Italian), page 4 ↗
  5. Other

The appraiser assigns nil market value to the technical room and to the landlocked lots and common areas on Via Carlo Fadda, as they are not marketable. This does not concern the parking spaces of the lot.

«La non commerciabilità di tali beni definisce per essi un valore di mercato nullo.»

Quote from the report (Italian), page 19 ↗
