The appraisal report in brief

  1. Unauthorised building works

The appraiser writes that the existing buildings, including the commercial premises of interest, are unauthorised building works in every respect, due to the revocation of the licences and the confirmation of the measure's legitimacy by the TAR.

Quote from the report (Italian), page 36 ↗
  2. Unauthorised building works

The amnesty applications appear to have been submitted in 1986, but the appraiser writes that a new nulla osta must be obtained, as the previous one has expired through lapse of time.

Quote from the report (Italian), page 37 ↗
  3. Planning and land-registry discrepancies

The appraiser assumes that all the commercial premises will have to be regularised (sanatoria) in accordance with the Special Variant to the PRG, and that the Municipality will have to carry out the redevelopment works on the surrounding areas. The appraiser does not specifically indicate lot 43.

Quote from the report (Italian), page 28 ↗
  4. Restrictions and easements

The appraiser writes that the properties subject to the regularisation application fall within a protected area, namely the coastal strip.

Quote from the report (Italian), page 38 ↗
  5. Other

The appraiser writes that Ostilia S.r.l. has not completed the urbanisation works, so it has not been possible to transfer ownership of the planned public areas to the Municipality.

Quote from the report (Italian), page 39 ↗
  6. Other

According to the appraiser, the variant provides for Ostilia S.r.l. to transfer free of charge to the Municipality the areas it owns, in order to carry out the redevelopment.

Quote from the report (Italian), page 29 ↗
  7. State of repair

The appraiser describes the Piazza Primarosa area, where the premises are located, as semi-abandoned and only partly paved. The bar in the centre is not in use.

Quote from the report (Italian), page 30 ↗
