Regularising or demolishing costs money: check the appraisal report (perizia) before relying on the price per square metre.

From the notice: Comune di Bracciano – Via Sfodera No. 2 This lot consists of two units on the ground floor, with an admissible use as a warehouse, being separate bodies a few metres apart, one of which is assimilable (unlawfully) to a residential dwelling while the other has the use of a storage room.

If this sale also ends with no bids (asta deserta), as a rule the judge can reduce the base price (prezzo base) by up to a quarter: at the next attempt it could start from around €44,086, with a minimum offer (offerta minima) of €33,065. This is the maximum allowed by law (art. 591 c.p.c.), not a forecast: the reduction is decided by the judge and in the meantime the lot may be awarded to others.
