From the notice: commercial unit located in Rome, Via Forte dei Braschi, civic no. From the appraisal report (perizia) prepared by the appointed CTU technical expert, the property appears to be divided into two separate units separated by a partition wall and each with its own entrance from house numbers 90C and 90D, plus the basement level below the shop with double bathrooms.

If this sale also receives no bids, the judge can, as a rule, reduce the base price (prezzo base) by up to a quarter: at the next attempt it could start from around €101,250, with a minimum offer (offerta minima) of €75,938. This is the maximum provided by law (art. 591 c.p.c.), not a forecast: the reduction is decided by the judge and in the meantime the lot may be awarded to others.

How to take part

Irrevocable offer as indicated in the sale terms, online via the Public Sales Portal or on the sale manager's website. Minimum offer €101,250.

  1. This is a competitive sale managed by the bankruptcy trustee (curatore del fallimento): read the sale terms, which set out where and how the offer must be delivered.
  2. The irrevocable offer is submitted as the sale terms indicate, online via the Public Sales Portal or on the sale manager's website by Monday 09/11/2026 at 12:00.
  3. If you are awarded the lot (aggiudicazione), you pay the balance within the deadlines set out in the disciplinare and sign the notarial deed (rogito) with the notary; mortgages and seizures are then cancelled by decree of the delegated judge.

The appraisal report is not published with the notice: before bidding, ask the sale delegate or the custodian for it (it is free of charge), or find it on the publicity websites listed in the official listing.

The documents remain on the servers of the seller: here you will only find the link.
