From the notice: Full ownership of the property unit forming part of a three-family building, with independent access from civic number 18/B Via Dei Platani, consisting on the ground floor of a garden, living room with kitchenette and bathroom, understair storage room; on the first floor two bedrooms, bathroom; on the basement level, not accessible due to lack of a cellar with an attached technical room.

If this auction also receives no bids (asta deserta), the judge can generally reduce the base price by up to a quarter: at the next attempt it could start from about €79,050, with a minimum offer (offerta minima) of €59,288. This is the maximum allowed by law (art. 591 c.p.c.), not a forecast: the reduction is decided by the judge and in the meantime the lot may be awarded to others.

How to take part

Irrevocable offer as set out in the terms (disciplinare), online on the Public Sales Portal or on the website of the sale manager (gestore della vendita). Minimum offer €79,050.

  1. This is a competitive sale managed by the trustee of the procedure: read the terms (disciplinare), which set out where and how the offer must be submitted. To view the property, contact the trustee: Lorenzo Parroni.
  2. The irrevocable offer is submitted as set out in the rules, online on the Public Sales Portal or on the website of the sale operator, by Wednesday 02/12/2026 at 12:00.
  3. If you are awarded the lot (aggiudicazione), you pay the balance, taxes and half of the sale delegate's fee within the deadline in the notice; ownership passes with the court's transfer decree (decreto di trasferimento), which cancels mortgages and seizures.

The appraisal report is not published with the notice: before bidding, ask the sale delegate or the custodian for it (it is free of charge), or find it on the publicity websites listed in the official listing.

Costs and conditions to factor in

The items below are the general rules for this type of sale: the exact figures are in the notice linked at the bottom.

  • Deposit: the percentage and the payment method are set out in the disciplinare; check them before you bid
  • Balance payable under the disciplinare terms
  • Half of the delegate's fee for the transfer decree, registration and voltura
  • Registration tax as in a normal sale; if the company in the proceedings is selling business assets, the sale may be subject to VAT (IVA): check the disciplinare
  • No commission to pay to the court or the seller. If you choose our assisted service, the fee is separate and we will tell you in writing before we start

What you really need

  • Deposit: the notice sets the percentage (often 10%, sometimes 20%): check it before making the bank transfer
  • Registration tax (imposta di registro): €1,681 if first home (prima casa) (2%, minimum €1,000) or €7,214 in other cases (9%, minimum €1,000), already including €100 of mortgage and cadastral taxes; if a business is being sold, VAT may apply: the notice says so. If you buy as a private individual and the sale is not subject to VAT, you can ask for the tax to be calculated on the cadastral value instead of the price: it is often much lower. Ask the sale delegate or the notary.
  • Half of the delegate's fee for the transfer decree, registration and voltura: approximately €1,000-€2,500
  • Indicative total budget starting from €79,050: approximately €81,731-€88,764
  • Estimate starting from the minimum offer: monthly instalment of about €271 with a mortgage at 70% (€55,335) over 25 years at 3.3%; about €26,396 of savings are needed: the 30% not covered by the mortgage (the deposit paid is part of it and is deducted from the price), the tax and the fees; estimate with a 10% deposit
  • These are estimates based on the general rules, not a quote: the exact figure depends on the notice, your tax situation and the bank.
