House prices in Vibo Valentia
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Vibo Valentia the price of a home varies a great deal from one area to another: in the OMI property values (quotazioni OMI) for the 1st half of 2026, normal-condition homes range from €295/m² to €1,050/m².
The OMI property values (quotazioni OMI) are the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every six months, zone by zone: euros per square metre, with a minimum and a maximum. If you are looking at an auction in zone B2, in the heart of the town centre, the reference is between €700 and €1,050/m². If the property is in zone R5 or R6, in the countryside, the reference drops to between €295 and €390/m². The median of the minimums is €565/m², and the median of the maximums is €790/m²: half of the zones are above, half below. For this reason, do not compare an auction with the average for the municipality, but with the zone in which the property is located.
For rentals, the rents from contracts registered with the Italian Revenue Agency (Agenzia delle Entrate), i.e. the average rents of registered contracts, are around €3.5 per m² per month for the open-market 4+4 lease and €3.8 for the 3+2 agreed-rent lease (canone concordato). The median rent across the zones is €2.7 per m² per month. If you are considering renting, remember that the 4+4 is the open-market lease and the 3+2 is the agreed-rent lease (canone concordato).
As for people, the average income declared in 2024 is €23,337, across 19,574 taxpayers (source: MEF). In the 2nd quarter of 2026 there were 79, and the share with a mortgage is 34%. The auctions currently under way in the municipality are listed below: before deciding, compare the auction price with the price range for the zone.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
