In Verona the most useful figure to keep in mind is this: in the most expensive areas, such as the historic centre, properties sell for up to €4,700/m², while in the cheapest outlying districts prices drop to €950/m². Between these two extremes you will find almost the entire market of the city.
For Verona there are 15 zones with values, updated to the 1st half of 2026. If you are looking at an auction in a central zone, the average reference is between €2,900 and €3,700/m², while in an outlying zone it is between €1,490 and €1,830/m². The median of the minimum values is €1,700/m²: half of the zones have a lower minimum, half have a higher one.
If you are thinking of renting out, the figure to read is the median rent across the zones, which is about €9.2/m² per month. In zone B2 it reaches €12.5-18.5/m² per month, in zone D2 it is €6-8. Registered-lease rents are the average rents of registered leases filed with the Italian Revenue Agency (Agenzia delle Entrate): in 2025 the agreed-rent 3+2 lease (canone concordato) stood at €8.0/m² per month, the 4+4 open-market lease at €7.8, and the transitional lease for students at €8.5.
To understand how much a purchase weighs on your finances, income also matters. In the provincial capital, over the last four quarters, there were 3,519 sales of residential homes (Agenzia delle Entrate, OMI, provisional data).
Before deciding, compare the auction price with the values of the zone and with the condition of the property, because these figures on their own tell you very little.
