House prices in Verbania

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Verbania a home in normal condition, according to the values of the Italian Revenue Agency (Agenzia delle Entrate), starts at a median of around €1,400 per square metre and reaches around €2,000. These are the central values of the 13 OMI zones for the 1st half of 2026: the OMI property values (quotazioni OMI) are the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every half-year zone by zone, with a minimum and a maximum in euros per square metre, for homes in normal condition.

The difference between zones is wide. The lowest minimum is €550 per square metre, in the rural zone of the northern mountains, while the highest maximum is €2,500, in Castagnola. If you are looking at an auction in the centre, the central zones have an average minimum of €1,617 and an average maximum of €2,267. In the outskirts the average drops to €1,300 and €1,875. So the zone matters more than the municipality: two properties a short distance apart can fall into very different bands.

On the rental side, the median rent across the zones is about €5.7 per square metre per month. For the 3+2 agreed-rent lease (canone concordato) it is €7.5 per square metre per month across 360 homes, for the 4+4 open-market lease €7.3 across 261, for the transitional lease €6.5 across 300, and for the transitional lease for students €7.2 across 59.

The incomes declared in 2024 by 21,903 taxpayers give an average income of €25,289, according to the MEF. This figure tells you how much is declared, not how much a home costs, so use it only as a point of comparison. In the provincial capital, home sales are 443 over the last four quarters, from the 3rd quarter of 2025 to the 2nd quarter of 2026, and 134 in the 2nd quarter of 2026 alone. The data are provisional. If you are considering a purchase, read price and sales together, then look at the auctions in progress below and compare each property with the value of its zone.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
