House prices in Trapani

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Trapani, a home in the Centro Storico (zone B1) is worth between €1,050 and €1,550 per square metre, while in the hamlet of Fulgatore (zone E6) the value drops to between €500 and €740. These are the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate), meaning the average values that the agency publishes every six months zone by zone: euros per square metre, with a minimum and a maximum, for homes in normal condition. The data are for the 1st half of 2026.

To get your bearings, look at the median across the zones: half of the zones have a minimum below €810 per square metre, and half above. If you are looking at an auction in the Zona Anulare (zone C1), the reference is between €810 and €1,150 per square metre. The ratio between the most expensive zone and the least expensive one is about 3.1, because the highest maximum is €1,550 and the lowest minimum is €500. In no zone of Trapani does the Agenzia publish a value for homes in excellent condition, so these figures apply only to normal condition.

For rentals, the figures refer to rents registered with the Italian Revenue Agency (Agenzia delle Entrate), meaning the average rents of registered contracts. In the OMI property values, the median rent across the zones is €4.3 per m² per month. The 4+4 open-market lease (4+4 open-market lease) stands at 4.3 across 396 homes. The 3+2 agreed-rent lease (canone concordato) stands at 3.7 across 211 homes. If you are considering renting, bear this difference in mind. The transitional lease for students reaches 4.7, but it concerns only 119 homes.

In the last four quarters, from the 3rd quarter of 2025 to the 2nd quarter of 2026, 770 homes were sold in the provincial capital, of which 232 in the last quarter. These are provisional data from the Italian Revenue Agency (OMI), and the share of purchases made with a mortgage is 32%. To understand how much a mortgage weighs, look at the average declared income: €21,542 in 2024, according to the MEF, across 34,151 taxpayers.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
