In Rieti, in the areas where the Italian Revenue Agency (Agenzia delle Entrate) publishes a value, the reference price is usually between about €850/m² (the median of the minimums) and about €1,200/m² (the median of the maximums). The OMI property values (quotazioni OMI) are the average values that the Agency publishes every six months, zone by zone: euros per square metre, with a minimum and a maximum, for homes in normal condition. Those for the 1st half of 2026 tell you where an auction sits. If you are looking at a property in a zone, compare it with the range of that zone, not with the city average.
The differences between one zone and another matter more than the city average. The lowest minimum is €750/m², in two zones (C2, Quartiere Porta Romana and Campo Moro, and D1, Quattro Strade). The highest maximum is €1,600/m², at Monte Terminillo, Loc. Pian De Valli (zone E2). The suburban zones have the highest average, between €1,075 and €1,350/m². The central band, with only one zone, runs from €800 to €1,150/m².
The rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate) (year 2025) are as follows: €5.0 per m² per month for the open-market 4+4 lease, €4.6 for the 3+2 agreed-rent lease (canone concordato), €4.2 for the transitional lease and €4.0 for the transitional agreed-rent lease for students.
In the provincial capital, over the last four quarters, there were 485 home sales (provisional data Agenzia delle Entrate – OMI, up to the 2nd quarter of 2026). In the last quarter there were 120, with an annual decrease of 5%. 44% of sales took place with a mortgage. The average declared income is €26,336, across 32,624 taxpayers (year 2024, source MEF – Dipartimento delle Finanze): a useful figure for understanding how large a mortgage you may need.
Before making an offer, check the zone, the band and the reference value of that zone.
