House prices in Putignano
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Putignano the most useful figure is this: according to the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for the 1st half of 2026, sale values range from €600 to €1,950/m², depending on the zone. There are 7 zones with values.
The most expensive zone is B3, Via Roma, Corso Umberto and surroundings, with €1,400–€1,950/m². If you are looking at an auction in a central area, the typical reference is between €1,150 and €1,600/m², that is, the average of the zones in that band. More generally, the median of the minimum values is €900/m²: half of the zones start below this figure and half above. Before making a comparison, therefore, check which zone the property falls in.
On the rental side, rents from contracts registered with the Italian Revenue Agency (Agenzia delle Entrate) in 2025 are €3.2/m² per month for the agreed-rent 3+2 lease (canone concordato), €4.4 for the open-market 4+4 lease and €4.6 for the transitional lease. The number of contracts differs for each type: 268 for the 4+4, 96 for the transitional and 6 for the 3+2. If you are assessing a rental, the median of the zones is €3.8/m² per month.
The average declared income in 2024 is €21,449, calculated on 19,338 taxpayers (source: MEF, Dipartimento delle Finanze). Home sales in the rest of the province of Bari amount to 12,960 over the last four quarters, up to the 2nd quarter of 2026, with an annual change of -1% (provisional data, Agenzia delle Entrate, OMI). These are provincial figures, not just those of the single municipality.
First read the zone of each property, then compare it with the range for that zone.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
