House prices in Lecco
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Lecco, in the central areas, the Italian Revenue Agency (Agenzia delle Entrate) OMI property values (quotazioni OMI) indicate average values of between €1,675 and €2,200/m² for homes in normal condition. OMI property values (quotazioni OMI) are the average values that the Agency publishes every six months, zone by zone: euros per square metre, with a minimum and a maximum. Those in this text are for the 1st half of 2026.
If you are looking at an auction in the centre, that range is your first reference, but do not stop at the average. The highest maximum in the city, in zone C7 Castello - Acquate, reaches €2,400/m². The lowest minimum, in the extra-urban zone R1, drops to €1,100/m². In the outlying areas the value stays lower: in zone D10 it ranges from €1,250 to €1,850/m².
For rentals, look at the rents from registered contracts, that is, the average rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate). In 2025 the open-market 4+4 lease (contratto 4+4) is at about €8.3/m² per month, while the 3+2 agreed-rent lease (canone concordato) is at about €7.4. The median value across the zones is €6.3/m² per month, so if you are assessing a property to let, the type of contract changes the picture.
In the provincial capital, in the 2nd quarter of 2026 (provisional data from the Italian Revenue Agency (Agenzia delle Entrate)), there were 185 sales of homes. In the last four quarters there were 629, and the annual change is 19%. To understand how much a mortgage weighs, also look at income: in 2024 the average income declared by the 35,753 taxpayers in the municipality is €32,445 (source: MEF, Dipartimento delle Finanze).
Finally, for 11 of the 12 zones the Agency also publishes the value for homes in excellent condition. If the home you are looking for needs work, the value in normal condition remains the right starting point.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
