House prices in Enna
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Enna, a house in normal condition costs, according to the OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for the 1st half of 2026, between €650 and €1,500/m² depending on the zone. If you are looking at an auction in the city, the first benchmark is the value of the zone where the property is located, not the city average.
The 7 zones with values are not all the same. In the two central zones the average of the minimums is €825/m² and that of the maximums is €1,235/m²; in the three suburban zones it drops to €803 and €1,200. The most expensive zones are B1, central, and D1, peripheral, both with a maximum of €1,500/m²; the cheapest is B2, also central, with a minimum of €650/m². The ratio between these two extremes is about 2.3, so the price can vary considerably from one neighbourhood to another.
If you are thinking of renting out, the median across the zones is €4.1/m² per month. Rents under registered contracts, that is, average rents registered with the Italian Revenue Agency, vary greatly depending on the type of contract: the 3+2 agreed-rent lease (canone concordato) is at €3.7/m² per month across 142 homes, the 4+4 open-market lease at €2.8/m² across 36. The contract you choose therefore affects the rent you can ask for.
The average declared income in Enna is €23,805, according to MEF data for 2024 across 17,108 taxpayers. Keep this in mind when you compare the price per square metre with what you can spend each month.
In the provincial capital, home sales totalled 249 over the last four quarters, of which 64 in the most recent one, according to the Italian Revenue Agency (OMI, provisional data) from the 3rd quarter of 2025 to the 2nd quarter of 2026. The annual change is 22%.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
