In Cerveteri the sale price of homes varies a lot from one area to another: it ranges from about €1,000/m² up to €2,150/m², more than double. If you are new to this, start here: the number that matters is the value per square metre of the zone where the property is located.
The figures for the 1st half of 2026 cover six zones. The most expensive zone is E1, Cerenova - Campo di Mare, with a maximum of €2,150/m². Zones E3 and E4, suburban and rural, have the lowest minimum, €1,000/m². The median of the minimums is €1,200/m² and the median of the maximums is €1,775/m²: half of the zones sit below these levels, half above. The Centro Storico (B1) sits between €1,100 and €1,600/m², the Periferia-Tyrsenia (D1) between €1,300 and €1,950.
For rent, look at two numbers. The first is the median across the zones: about €6.7/m² per month. The second is the rents from contracts registered with the Italian Revenue Agency (Agenzia delle Entrate) in 2025. The agreed-rent 3+2 lease (canone concordato) comes out at €6.8/m² per month across 263 homes, the 4+4 open-market lease at €7.6 across 73, and the transitional lease at €4.9 across 49. If you are looking at an auction, compare the price with the band for the zone, not with an average value for the municipality.
The income declared in 2024, according to the Ministry of Economy and Finance (MEF), shows an average income of about €23,846 across 25,284 taxpayers. In the rest of the Province of Rome, in the 2nd quarter of 2026, home sales were 5,401 in the quarter and 20,092 over the last four quarters, according to the Italian Revenue Agency (Agenzia delle Entrate) (OMI, provisional data). About 51% of home sales were made with a mortgage.
