House prices in Avellino

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Avellino, the provincial capital, the sale value ranges from €800 to €1,900/m² depending on the zone. This is what the OMI property values for the first half of 2026 show: they are the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every half-year zone by zone, in euros per square metre, with a minimum and a maximum, for homes in normal condition. If you are looking at an auction in the city, the first useful comparison is this: the centre costs more than the outskirts.

In the 13 zones with values, the median of the minimums is €960/m² and that of the maximums is €1,300/m². A median is the value that splits the zones in half: half lie below, half above. In the Centrale band the average of the minimums is €1,233/m², in the Suburbana band €810. The most expensive zone is B3, Corso Vittorio Emanuele and surroundings, with €1,500-€1,900/m². If an auction falls in a central zone, keep an eye on its range, not the average for the whole city.

For rent, in the OMI property values the median central value is €3.7 per m² per month. The rents from contracts registered with the Italian Revenue Agency, year 2025, are a different figure. The 4+4 is the open-market lease and comes to €3.7/m² per month across 273 homes; the 3+2 is the agreed-rent lease (canone concordato) and comes to €4.4/m² per month across 428. These are averages of different contracts, so do not compare them as if they were the same rent. If you are thinking of renting, the agreed-rent lease has a higher rent than the open-market average.

If you are buying with a mortgage, also look at income. The average declared income in Avellino is €27,296, year 2024, across 34,999 taxpayers (source MEF, Dipartimento delle Finanze). This figure tells you what residents declare on average, not what a home costs: put it alongside the prices above before you decide.

On the market, in the 2nd quarter of 2026 home sales in the provincial capital were 136, and 523 over the last four quarters (Agenzia delle Entrate, OMI, provisional data). The annual change is 20%, and the share bought with a mortgage is 49%.

Read these figures alongside the following: the zone in which the property falls tells you more than the name of the street.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
