House prices in Asti

The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.

In Asti the most useful thing to know is the gap between zones: zone B1 (Piazze Alfieri, San Secondo, Medici, Statuto, Astesano) is worth between €1,100 and €1,600/m² for sale, while zone E2 (Frazione Quarto) sits between €390 and €580/m². The figures for the first half of 2026 are the starting point.

For an auction, the median matters most: half of the 16 zones have a minimum below €665/m² and half have one above. If the property is in a central zone, the benchmark is higher: the average of the minimum values for the Central band is €960/m². If you are in a suburban zone, the average of the minimum values drops to €578/m². Always compare the auction price with the range for your own zone, not with the city average.

In 2025 the 3+2, that is the agreed-rent lease (canone concordato), stood at €5.4/m² per month across 1,303 homes, the transitory lease at €5.2/m² per month across 198, and the 4+4, that is the open-market lease (contratto 4+4), at €4.4/m² per month across 404. The 3+2 is the most common type among those registered, so it is the most meaningful one to look at.

In the provincial capital there were 1,017 home sales over the last four quarters, and 241 in the second quarter of 2026, with an annual change of -6%. The data comes from the Italian Revenue Agency (Agenzia delle Entrate) (OMI) and is provisional. The average declared income in 2024 is €26,752, across 53,142 taxpayers, according to the MEF: use it to understand how much an instalment weighs, not as a threshold.

Open every listing, identify the zone of the property and compare the price with the OMI range. In three zones the Agency also publishes the value for homes in excellent condition: if the property is in better condition than the normal state, read that line.

What the OMI range really tells you

The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.

On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
