In Artena, the three OMI zones assessed for a dwelling in normal condition range from €750/m² (Centro) to €1,400/m² (Periferia). If you are looking for a home here, the price depends greatly on where you look.
OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) are the average values that the Revenue Agency publishes every half-year for each OMI zone: euro per square metre, with a minimum and a maximum, referring to dwellings in normal condition. Those for the first half of 2026 show that the median of the minimums is €950/m² and the median of the maximums is €1,350/m². The median is the value in the middle: half of the zones are below it, half above.
The most useful figure for someone starting from scratch is the ratio between the most expensive zone and the cheapest one: the highest maximum is about 1.9 times the lowest minimum. So, if you are looking at an auction in Centro, the reference is between €750 and €1,050/m², while in Periferia it rises to between €950 and €1,400/m². Always compare the auction price with the correct zone, not with a municipal average.
If you are thinking of renting, the OMI property values indicate a median rent of €5.5/m² per month. Rents in contracts registered with the Revenue Agency vary according to the type of contract. The 4+4 open-market lease (contratto 4+4) is for four years, plus a possible four-year renewal, and in 2025 it stood at €5.5/m² per month; the 3+2 agreed-rent lease (canone concordato) stood at €5.0/m². Transitional leases for students fall to €4.7/m². The sample is small, so read these figures as indications.
According to the MEF, in 2024 the average income declared by the 8,425 taxpayers in Artena was €21,856. For the provincial market, the Revenue Agency recorded 5,401 home sales in the second quarter of 2026 in the rest of the province of Rome, with an annual change of 5% and a 51% share made with a mortgage. These are provisional data and concern the wider area, not the municipality alone.
