In Ariccia, in the 1st half of 2026, the Italian Revenue Agency (Agenzia delle Entrate) gives sale values of between €1,000 and €1,900/m² for homes in normal condition. These are the OMI property values (quotazioni OMI): the average values the Agency publishes every half-year zone by zone, with a minimum and a maximum in euros per square metre. There are three zones with values, one per band: central, peripheral and suburban.
If you are looking at an auction in the municipality, the first reference is the zone where the property is located. The medians for the whole municipality are €1,200/m² for the minimums and €1,750/m² for the maximums. The median is not a zone: it is the value that splits the zones in half. The highest maximum, €1,900/m², belongs to zone E2 Zona di Espansione, while the lowest minimum, €1,000/m², belongs to zone B1 Centro Abitato. The ratio between these two extremes is about 1.9. Also pay attention to the condition of the property: in none of the three zones does the Agency publish a value for homes in excellent condition, so for a renovated home you will not find a direct reference.
Rental ranges go from €4.3 to €6.5/m² per month. The rents from registered contracts, that is the average rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate), say more about actual choices. The 3+2 agreed-rent lease (canone concordato) stands at €5.5/m² per month in 2025, based on 98 homes. The 4+4 open-market lease (contratto libero 4+4) reaches €6.5/m² per month in 2025, based on 53 homes. The ordinary transitional lease is at €4.9/m² per month in 2025, but based on only 11 homes: a small sample, to be read with caution.
The average declared income is €26,191, based on 12,205 taxpayers in 2024, according to the MEF. It is an average for the municipality, not your own situation: if you are thinking about a mortgage, look at your income and not at this figure.
The property sales concern the rest of the Province of Rome, not Ariccia alone. In the last four quarters, from the 3rd quarter of 2025 to the 2nd quarter of 2026, there were 20,092 sales, and 5,401 in the last quarter. 51% include a mortgage and the annual change is 5%.
Use these figures as a starting point to understand the value of a home, not as a final price: before making an offer, read the appraisal report (perizia) and the terms of the sale.
