In Aprilia, according to the Italian Revenue Agency (Agenzia delle Entrate), a home in normal condition is worth between €700 and €1,850/m²: the cheapest zone and the most expensive one are more than twice apart. Where the property is located matters more than almost anything else.
The OMI (Osservatorio del Mercato Immobiliare, Real Estate Market Observatory) publishes property values zone by zone every six months: these are the average selling prices per square metre, with a minimum and a maximum, for homes in normal condition. In the 1st half of 2026, Aprilia has 11 zones with values. If you are looking at an auction in the Centro Storico, zone B1, the reference is between €1,450 and €1,650/m². In the semi-central zones, such as C2 and C1, it rises to €1,850/m².
In peripheral and suburban zones, values are lower. The median of the minimums is €1,200/m² and that of the maximums is €1,450/m²: the median is the value that leaves half of the zones below and half above. In agricultural zones, zone R1, the range drops to €700–1,000/m². In 7 zones the Agenzia also publishes the value for homes in excellent condition, so if the property is well kept it is useful to check that figure.
For rents, the figures used are the rents from contracts registered with the Agenzia delle Entrate, that is, the average rents lodged. The 3+2 is the most common: 570 homes against 239 for the 4+4, with about €6.4/m² per month against €6.5. The median across zones is €6.3/m² per month.
In the rest of the province of Latina, home sales are down 4% year on year, with about 4,387 transactions over the last four quarters; about 42% are made with a mortgage (source: Agenzia delle Entrate – OMI, provisional data). In 2024, the 49,177 taxpayers of the municipality declared an average of €22,037 (source: MEF).
Compare the price with the values for the zone and check the condition of the property before making any decision.
