House prices in Alessandria
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Alessandria, the first half of 2026 OMI property values (quotazioni OMI) for homes in normal condition range from €420 to €940/m² for sale. The most expensive zone reaches about 2.2 times the minimum of the least expensive zone, so the neighbourhood weighs heavily on the price.
OMI property values (quotazioni OMI) are the average values that the Italian Revenue Agency (Agenzia delle Entrate) publishes every six months, zone by zone, in euros per square metre, with a minimum and a maximum. There are 12 zones with values. If you are looking at an auction in the centre, in zone B1 (Centro Urbano) the reference runs from €540 to €810/m². If you are looking at an auction in the outskirts, in E5 (Litta Parodi-Mandrogne-San Giuliano) the reference falls between €420 and €630/m². As a general guide, the median of the minimums is €535/m² and the median of the maximums is €800/m²: the median is the value that leaves half of the zones above and half below.
Rents have other measures. In 2025 the 4+4 open-market lease stands at €4.6/m² per month, the 3+2 agreed-rent lease (canone concordato) at €4.9, the transitional lease at €5.6 and the transitional lease for students at €5.5. The 3+2 agreed-rent lease is the contract with the most registered homes: 1,275. If you are considering renting, bear in mind that the median across the zones is €4.0/m² per month.
Property sales in the provincial capital show the pace of the market. In the last 4 quarters there were 1,510, and in the 2nd quarter of 2026 there are 426 (provisional data from the Italian Revenue Agency, OMI). 34% of sales are made with a mortgage, and the annual change is 22%.
To read prices in relation to incomes, use the average declared income for 2024: €26,698, from 66,939 taxpayers (source MEF, Dipartimento delle Finanze). It is an average for the municipality, not your own situation.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
