House prices in Agrigento
The OMI values of the Italian Revenue Agency, area by area: a yardstick for comparison, not an appraisal of a single property.
In Agrigento, property prices vary a great deal from one zone to another: in the latest update they range from €200/m² in the zone bordering Abitato di Favara up to €1,900/m² at San Leone.
The OMI property values (quotazioni OMI) of the Italian Revenue Agency (Agenzia delle Entrate) for the first half of 2026 cover 23 zones of the municipality. If you are looking at an auction in the centre, for example in zone B6, the reference value is between €1,100 and €1,600/m². If you are looking at an auction in a suburban area, in zone E10, the range is between €900 and €1,350/m².
The middle zone is lower: the median of the minimum values is €660/m² and the median of the maximum values is €980/m². This means that half of the zones are above and half below. Do not stop at the average: always compare the price of the property with its zone.
For rentals, the median across the zones is €3.5 per m² per month. The rents of contracts registered with the Italian Revenue Agency (Agenzia delle Entrate) show that the 3+2 agreed-rent lease (canone concordato) stands at €3.4 per m² per month, across 371 homes, while the 4+4 open-market lease stands at €3.6 per m² per month, across 166 homes.
In the provincial capital there were 703 sales of homes in the last four quarters, 194 in the 2nd quarter of 2026, with an annual change of 15%. These are provisional figures. Around 31% of sales were made with a mortgage. The average declared income is €24,034, across 34,769 taxpayers in 2024 (source: MEF, Department of Finance): keep this in mind when you assess how much you can afford.
Before making a bid, check the zone of the property and compare the auction price with the OMI property values (quotazioni OMI) for that zone.

What the OMI range really tells you
The OMI values of the Italian Revenue Agency are ranges for an area, a property type and a period. They do not value a single flat and do not replace a professional appraisal. A fair comparison also needs condition, floor, exposure and documentation.
On the auction pages, the “below the area value” discount shows how far the minimum offer per square metre is below the minimum of the area range. A lower value does not equal an expected gain.
